The "Homeowner Community Rules" for Magnolia Bay were intended to promote common courtesy and common sense concerning the use of the community by our residents and guests. This abbreviated list of Community Rules is not allinclusive. For greater detail please refer to the association documents.

ARCHITECTURAL STANDARDS AND USE RESTRICTIONS


In order to preserve the natural setting and beauty of The Isles, to establish and preserve a harmonious and aesthetically pleasing design for The Isles, and to protect and promote its value, the Lots, Units, Neighborhoods and any and all improvements located within the community, an Architectural Control Committee (ACC) is established to review all alterations requested. These requests are required, but not limited to any landscape changes, structural changes, pools, fencing, children's play stations, etc. ACC Forms are available through your Property Management Team.

ASSESSMENTS


All assessments and club membership fees are due on a quarterly basis - January lst, April lst, July lst, and October lst. A short grace period is indicated on all invoices so be aware of this obligation to allow for efficient maintenance of your community.

CLUBHOUSE RENTALS


The Clubhouse is available for rental for NonCommercial use. The Isles residents can rent the multipurpose room for weddings, birthdays, anniversaries, private parties, etc. Plan ahead and reserve the date for your special occasion.

ENFORCEMENT


Failure to comply with any of the rules and regulations shall be grounds for imposing fines, for suspending voting rights or rights of use in and to the Club, and Recreational Facilities located in the Common Areas, or for instituting an action to recover sums due, for damages, and/or for injunctive relief.

LEASING/SALE OF UNIT


There is an application fee when a unit is sold or leased. No unit owner may sell, lease, give or otherwise transfer residence ownership of a unit without the prior written approval of the association. Residences may not be rented for periods of less than four consecutive months. The Isles application form may be picked up from the Property Manager.
MAIL SERVICE


Your mail is delivered to your mailbox in the mailroom. For residents who may need an additional mailbox key, please contact the post office directly for duplicates.

MOTORIZED SCOOTERS


Use of motorized scooters is in violation of the City of Palm Beach Gardens Code Enforcement Division's regulations. Due to this City regulation and to avoid a potential accident between children on scooters and vehicles traveling through The Isles, children are discouraged from using scooters throughout the community. If you are concerned about this type of activity and the safety of children using them, contact the Code Enforcement Division directly at 561-799-4245.

PARKING


No automobile may be parked in a manner that blocks the ingress or egress of other vehicles. Please do not park on the grass - it breaks the sprinkler heads. Homeowners are responsible for compliance of the rules by their employees, guests, visitors, and tenants. Mobile homes, trailers, (either with wheels or without wheels), motor homes, tractors, trucks, commercial vehicles of any type, campers, recreational vehicles, motorized campers or trailers, boats or other watercraft, boat trailers, motorcycles, motorized bicycles, motorized go-carts or any other related forms of transportation are not permitted to be parked on The Isles property. Check The Isles Association documents for more detail.

PETS


The pets must always be kept on a leash when outside the home. The Isles documents require that the pet's owner is required to immediately clean up after his/her pet. Pets are not permitted in any part of the Clubhouse, Pool, Spa, and other public areas designed for use by people except for service dogs. No pet shall be kept within any screened enclosure. No pet shall be allowed to make an unreasonable amount of noise or to become a nuisance. No structure for the care, housing or confinement of any pet shall be constructed or maintained on any part of The Isles Property.
SIGNS


Except as may be required by legal proceedings, no signs, flags (except the American Flag), banners or advertising posters of any kind shall be maintained or permitted within any portion of the Property, without the express written permission of the ACC. For Sale signs are not permitted.
